This series specification describes two professional working levels in the development and construction of real estate license examinations in the Department of Real Estate.

Definition of Series
Under direction to perform professional staff work in the development of Real Estate licensing examinations. The work typically involves planning, developing, reviewing and evaluating written examinations for real estate licensure.
Positions in this series plan real estate broker and salespersons licensing examinations, including constructing and revising test items; obtain and direct subject-matter experts and test consultants from the industry and Department in writing test items; perform item analysis; review and evaluate computer-generated data on pretested, new or revised items and major content segments; prepare schedule for future item and segment revisions; evaluate segments to determine compatibility with others for a valid total test; respond to inquiries regarding examination program; ensure uniform administration and security of real estate licensing examinations statewide; determine exam library needs, select and order publications as required; perform in lead capacity for staff in Examination Preparation Section, subject-matter experts and test consultants when required; evaluate performance and determine developmental needs of lower level staff; give or arrange for training of staff; performs job task analysis surveys of real estate brokers and sales persons; prepare issue papers and reports; conduct special projects.

Definition of Levels
Real Estate License Examiner I
This is the first journey level of this series. Positions at this level perform professional level duties associated with writing multiple choice test items, exam construction, perform item analysis. Incumbents work independently on projects of moderate complexity, and may direct less experienced staff.
Real Estate License Examiner II
Incumbents in this class work with increasing independence, are responsible for keeping abreast of Real Estate industry changes, the ongoing revisions of the licensing exams to reflect such changes; the most complex Real Estate Examining projects; and may serve in a lead capacity.
Minimum Qualifications
Real Estate License Examiner I
Either I
One year of experience performing the duties of a Real Estate Examination Technician, Range B.
Or II
One year of experience performing the duties of a Deputy Commissioner I, Department of Real Estate.
Or III
Experience: Two years of increasingly responsible experience which shall have included test construction, item analysis, job task analysis. (Experience in the California state service applied toward this requirement must include one year performing the duties of a class with a level of responsibility not less than that of Real Estate Examination Technician, Range B.)
Real Estate License Examiner II
Either I
One year of experience performing the duties of Real Estate License Examiner�I.
Or II
One year of experience performing the duties of a Deputy Commissioner II, Department of Real Estate.
Or III
Experience: Three years of increasingly responsible experience which shall have included test construction, item analysis, job task analysis. (Experience in the California state service applied toward this requirement must include one year performing the duties of a class with level of responsibility not less than that of Real Estate License Examiner I.)
Additional Desirable Qualifications
Both Levels:
1. College courses in Real Estate or Industrial Psychology and statistics.
2. Experience in the construction of group administered occupational licensing examinations.
3. Experience involving electronic data processing equipment.
Knowledge and Abilities
Both Levels:
Knowledge of: Real Estate principles and practice, statistical methods, principles, procedures and techniques used in test development and construction.
Ability to: Interpret Real Estate law, analyze statistical data, work in an independent manner; interface with EDP section; train and supervise subordinates; apply knowledge to resolve problems in the licensing examination program; communicate effectively orally and in writing; prepare clear and concise reports.
